Solar panel maintenance in Florida: what to do and what to skip
How much maintenance a solar system really needs, whether rain cleans the panels, what to check in your monitoring every month, and what actually breaks.

A residential solar system in Florida needs very little physical maintenance: panels have no moving parts and rain cleans them on pitched roofs. What it does need is attention: checking the monitoring once a month and acting when production drops. What wears out over time is the inverter, the roof seals and the wiring, not the panels.
How much maintenance does a solar system really need?
Almost none physically, and a mental one every month. Panels are glass, aluminum and sealed cells; there is nothing to lubricate or adjust. A well-installed system can go years without anyone on the roof. That is both an advantage and a trap: because it asks nothing, people stop looking, and a system can sit at zero for months without anyone noticing. The only routine that matters is opening the monitoring app and comparing.
Do panels need cleaning in Florida?
On a pitched roof, almost never. Google ran an experiment at its Mountain View site and found that cleaning tilted panels produced only a small improvement, because rain was already doing the work; on flat panels, by contrast, output doubled after cleaning. Florida gets frequent rain and residential roofs are pitched: the good scenario.
The exception is stuck-on grime. NREL found that during pollen season rain does not fully clean the panels and output can fall as much as 15% at the peak. In Florida that is less acute than in other states, but if you live near pines or oaks, or have bird droppings piling up, there is a measurable drop that rain does not fix.

Heads up: never use a pressure washer or abrasive products, and never climb the roof yourself. Pressure breaks the panel and roof seals; walking on tiles cracks them and opens leaks; and a fall from a roof is the most common residential maintenance injury. A “semiannual cleaning service” bundled into the contract for a pitched roof is a charge for something rain does for free.
What do I check in the monitoring every month?
Three things: that total production is close to the same month last year, that it is close to the proposal’s simulation, and, if you have per-panel monitoring, that no panel reads zero.
A cloudy month or a hurricane lowers production normally. What is abnormal is a sustained drop: three straight months well below the simulation, one panel at zero while its neighbors produce, or the whole system at zero on a sunny day. Panels degrade about 0.5% a year per NREL; any clearly larger, sustained decline is a failure, not “the panels getting old.”

What actually breaks?
Four things, in order of frequency.
- The inverter. It is the electronic part that works hardest and fails most. A string inverter lasts 10-15 years per EnergySage; replacing it runs $350 to $3,500 for the unit per Angi, plus labor. Microinverters last longer but also fail one at a time. See string inverters vs microinverters.
- The roof penetration seals. Every mount goes through the roof. Under Florida sun, sealant ages and leaks show up years later. It is the failure that does the most damage inside the house and the only one covered by the installer’s workmanship warranty, not the manufacturer’s.
- The wiring. Squirrels, rats and iguanas chew cables under the panels. Critter guards (perimeter mesh) prevent it; if they were not installed, they are a cheap add-on.
- Connections and breakers. Connectors not tightened properly at install heat up and fail. They show up in a thermal-camera check or when a string drops to zero.
The panels themselves almost never fail. When they do, it is impact (branch, hurricane debris) or a factory defect covered by the product warranty.
Is an annual inspection worth it?
Yes, if it is an inspection and not a cleaning. An annual visit that checks seals, connections, mount torque, the inverter and the vegetation that grew since installation makes sense, especially before hurricane season. What does not make sense is paying to clean pitched panels twice a year.
Ask about the trees too: a tree that grew three feet in five years can cast shade where there was none, and on a string system that drags down the whole chain.
When NOT to intervene
- When production dipped one month from rain or clouds: that is not a failure, that is Florida.
- When the system produces within the simulation’s range and someone offers “cleaning” or “optimization”: there is nothing to optimize.
- When the problem is electrical: do not open the inverter or touch connectors; it is high-voltage DC and a job for a licensed electrician.
- When the installer no longer exists and someone offers an expensive “maintenance plan” without a diagnosis first: diagnose with the monitoring first, then decide.
What to check before you decide
- Confirm the monitoring is in your name and you can log in without the installer.
- Write down the proposal’s estimated monthly production so you have something to compare against each month.
- Ask whether the system has critter guards and who reseals penetrations if a leak appears.
- Check whether the installer’s workmanship warranty covers leaks and for how many years.
