Air conditioner maintenance in Florida: the pre-summer checklist

Filters, coils, refrigerant and the drain line: what to check yourself, what to leave to a technician, and how much energy clean filters alone recover, per the DOE.

Air conditioner maintenance in Florida is not a luxury: it is the difference between a unit that performs to its label and one that runs as if it were ten years older. Per the DOE, simply cleaning or replacing filters can reduce the A/C’s energy use by 5% to 15%. Here is the list of what you can do yourself, what a technician should do, and in what order before the heat arrives.

What can you check yourself?

Four things, no special tools:

  1. Filter. First and most important. A clogged filter cuts airflow, makes the blower work harder and dirties the coil. The DOE recommends checking it every month in heavy-use season; in Florida that is nearly all year.
  2. Clear outdoor unit. Leaves, grass, fences or plants within two feet of the condenser choke the unit. The DOE recommends keeping the area around it free of vegetation and debris.
  3. Condenser fins. The aluminum fins bend from hail or a pressure hose and block airflow. They straighten with a “fin comb.”
  4. Condensate drain. In Florida the unit pulls liters of water a day. If the line clogs with algae, water backs up, wets the ceiling or trips the safety switch. A little vinegar down the line monthly helps; if it is already clogged, it is a technician’s job.

Frequencies are general guidance based on DOE recommendations; your manufacturer’s manual takes precedence.

Why does maintenance weigh more in Florida?

Because the unit runs more hours. A dirty coil in Michigan loses efficiency three months a year; in Florida it loses it nine or ten. And because humidity creates the drain and duct-mold problems that dry climates never see. The combination of salt (coast), pollen and humidity fouls coils faster than manufacturers assume.

Heads up: maintenance extends a unit’s life; it does not make it younger. A perfectly maintained 15-year-old A/C still has the SEER of 15 years ago. If a technician promises that “a good cleaning” will cut your bill in half, he is not looking at the unit: he is looking at your wallet. The DOE cites a 12-to-15-year lifespan; beyond that, maintenance is palliative care.

How does maintenance relate to solar?

A solar system is sized on your last 12 months of usage. If those months include a clogged filter and dirty coils, the system comes out larger than the house needs, and the DOE’s 5-15% from filters alone is a share you would then pay for in panels. Pre-summer checklist (March-April)

  • Change the filter and write the date on the frame.
  • Clear the outdoor unit and straighten fins.
  • Flush the condensate line and confirm water exits outside.
  • Book the technician: coils, refrigerant, electrical, airflow.
  • Test the thermostat: if the unit starts and stops more than two or three times an hour on a mild day, ask for a sizing check.
  • Walk the house with the A/C on and feel for air at every register. A weak register is usually a disconnected duct.

When continuing to invest in maintenance does NOT make sense

  • The unit is over 12-15 years old and has already needed a compressor or coil: each major repair is money you will not recover. Read old A/C and your bill.
  • It uses R-22 refrigerant (phased out): recharges are expensive and leaks frequent.
  • The problem is not the unit but the ducts or the insulation: cleaning coils does not fix air that escapes into the attic.

What to check before you decide

  • Date of the last filter change and last service visit. If you cannot remember, you have your answer.
  • Unit age and model, to know whether you are maintaining or stretching.
  • That the maintenance contract lists concrete tasks (coils, refrigerant, electrical, drain), not “general inspection.”
  • Your July kWh bill versus last July’s: if it rose with no change in habits, something lost efficiency.
  • If you plan to go solar: do the maintenance before sizing the system, or you will pay for panels to feed a dirty filter. Start with the 3 pillars.

How often should I change the filter in Florida?
The DOE recommends checking it monthly during heavy-use season. In Florida that season runs most of the year, so the practical rule is to look every month and replace it when it turns gray. With pets or nearby construction, more often.
Is an annual maintenance contract worth it?
If it includes coil cleaning, refrigerant check, drain line and electrical connections, yes for a unit over 5 years old. If it is just 'change the filter and look,' you can do that yourself. Ask for the included tasks in writing.
Does topping off refrigerant fix the problem?
